In the better part of the last decade, our wonderful City of Fort Collins has seen some big changes, and even bigger advances in it's overall affordability and sheer size. With the rapid expansion in development, and increases in home prices, finding a good balance of location and affordability is crucial, and harder to find.

Many buyers in this current market are finding that the best homes and locations in Fort Collins are pre-sold before much of the public can even see them. Thankfully, there is still a fantastic opportunity to have a wonderful new home in Fort Collins at a reasonable price.

The pocket neighborhood of Spring Creek, just to the East of Timberline Rd at the Drake intersection, is moving into it's final phase, and offers single family homes with 3-4 bedrooms starting at $430,000. In this article, we look at 4 reasons why Spring Creek is the best neighborhood Fort Collins that still offers new, move-in-ready homes.

1. Excellent nearby shopping -  Across Timberline, at The Jessup farm village, residents can walk or bike over to some unique and tasteful shopping and dining opportunities, which have been renovated within centuries old farm buildings on the properties. These historic structures house business such as Bindle coffee,  The Hey Day store clothing store, Knapsac home goods store, and Lucky 27's, a classic New York style barber shop with a wonderfully fun and talented staff!

2. Trail access - Spring Creek sits at the epicenter of the vast trail system that encompasses Northern Colorado. Just out the back door for it's residents, the Fort Collins Power trail runs directly North/South to connect to the city's 2 biggest trail together. The city hosts a map on their website of the Fort Collins trails, which can be seen here.

3. The biggest climbing wall in Northern Colorado - Ascent Studio
For Colorado's vibrant climbing community, getting a membership at this gym is a no-brainer, offering endless opportunity for training in climbing and bouldering. With up to 49' high walls and 15 unique anchor points, this is a year-round activity not to miss!

4. New restaurants
A long time Colorado BBQ favorite just opened a new location just South of the Spring Creek trailhead. Serious Texas BBQ serves up delicious fresh BBQ by the pound or on big hearty sandwiches. Don't miss their texas style bbq tacos made with  fresh tortillas cooked in-house! Just across the street, in Jessup Farm, and my personal favorite, is: Cacciatore at Heller's kitchen, a wonderful little Italian restaurant. Be sure to try the Gnocci!
